Selling a home in Trieste

On this page you will find how a sale entrusted to me unfolds, what is included in the mandate, and the answers to the questions I am most often asked before a signature.

How a sale unfolds

A property transaction is structured around four phases. The timings indicated are approximate and depend on the property, but they give a realistic idea of what to expect.

Phase 01

On-site visit and valuation

I come to view the property in person and, within five to seven days, I deliver a written valuation. The proposed figure draws on first-hand knowledge of the Trieste market, recent sales of comparable properties, and the available statistical references such as the OMI quotations. The document sets out the proposed price, the reasoning behind it, and guidance on how to present the home to the market.

Phase 02

Strategy and materials

Once the starting price and positioning are agreed, I handle the preparation work: photographs of the property, a clean 2D floor plan, the listing description and publication on the portals best suited to the type of property. Over the years I have also worked as a property finder for foreign buyers looking in Trieste, and this activity has allowed me to build a direct network of international contacts outside the Italian portals.

Phase 03

Viewings and negotiation

I filter the incoming enquiries, arrange viewings with those who are genuinely interested and keep you updated on how things are going. When a concrete offer comes in, we lead the negotiation together, based on the directions you give me.

Phase 04

Preliminary contract and final deed

Once the offer is accepted, I prepare the preliminary sale contract, with the supporting documentation already gathered and verified in the previous phases. I coordinate with the notary, who is usually chosen by the buyer unless otherwise agreed, and I see you through to the signing.

What the mandate covers

The services below are included in the agreed commission, with no additional items appearing as the work progresses.

  • Market valuation Built after an in-person visit, based on first-hand knowledge of the Trieste market, always delivered in writing.
  • Photography and graphic materials I personally handle the photographs and the preparation of a clean 2D floor plan. Where the case calls for it, I work with an external professional photographer.
  • Publication on the main portals Immobiliare.it, Casa.it, idealista, alongside the direct network of contacts.
  • Filtered and accompanied viewings Before arranging a viewing I check that the enquiry comes from a genuinely interested buyer, so that you do not spend afternoons with people outside the target.
  • Negotiation handling I conduct the negotiation with the other party keeping you updated in real time, because the final decision is always yours and must be made with all the information at hand.
  • Documentation and notarial coordination I personally gather and verify the land registry documents, planning compliance and chain of title, and oversee the preparation of the preliminary contract and final deed with the notary.

Questions I am most often asked

How much does your service cost?

The commission is 2% from the seller and 4% from the buyer, with no additional items added as the work progresses.

Do I have to sign an exclusive mandate?

Yes, I work on exclusive mandates only. Handling a property end to end involves real time and expenses, from preparing the materials to publishing on the portals through to organising and accompanying the viewings, and the exclusive mandate is the condition that allows me to invest those resources knowing I can bring the sale to completion.

How long does it take to sell in Trieste?

It depends on the starting price and the area. A home offered at a reasonable price in a sought-after area sells on average within two to five months, while a price above the market can leave a property stuck for years, losing perceived value with every passing month. At the on-site visit I give you a realistic estimate for the specific case.

Can I also publish the listing on my own?

No. Since I work only on an exclusive basis, the point is precisely to coordinate price and communication on a single channel: overlapping listings at different prices weaken the negotiation.

What happens if we fail to sell?

The mandate has a fixed duration: if it expires without a sale, there is nothing to pay. The commission is due only on a completed sale, and it is also the main incentive I have to make things go the right way.

Do you also handle high-end or confidential properties?

Yes. I have worked with clients for whom confidentiality was a condition of the mandate, and in those cases the handling arrangements — from the materials published to the filtering of enquiries — are agreed case by case. It is something that makes sense to discuss in person.
