I am Simone Di Marino and I have been working in the Trieste property market for about ten years.

How I started

I began my career as a real estate agent at a Trieste firm that handled the sale of the former Lloyd Adriatico property portfolio. For four years I managed a portfolio of more than two hundred properties spread across the city, with around twenty viewings a week and a pace of work that demanded method and constant attention. That was where I learned the trade and, at the same time, came to know Trieste one building at a time.

In the years that followed I became a partner in a small agency in Trieste. During the same period, Savills — the international group that owns part of the former Lloyd portfolio — entrusted me with closing the last and most complex properties in that portfolio. Across ten years of activity I have handled more than three hundred transactions, from the first homes of young couples to larger deals involving major international companies.

How I work today

For the past two years I have chosen to work independently, keeping a small portfolio of no more than ten properties at a time. Whoever entrusts me with a mandate has a single point of contact throughout the entire process, from valuation to the final deed.

When you entrust me with the sale, the goal is one: to obtain the best possible price for your property, within the time the market allows. We get there by starting from a realistic valuation, building a presentation tailored to the individual property and conducting the negotiation while protecting your interests, explaining the reasoning at each step.

For those looking to buy

When a property interests you, I describe it for what it really is: the merits, the flaws, and those details that could turn into problems after the purchase. I know Trieste in depth, from the planning rules to the realistic timelines of the administrative paperwork, and I will tell you plainly whether the home you have in mind really exists for the figure you are willing to spend, or whether some compromise is needed to find it.

Confidentiality and timing

The reason for selling, the budget available and the state of any ongoing negotiation remain between us — even more so when the client has a public profile or a sensitive professional role. On timing: selling or buying a home is not something that closes well in thirty days simply because someone is in a hurry, and part of my work is also to protect the client from decisions made under pressure, whether mine or anyone else's.
